This property located just off Liverpool Road in Irlam was advertised with a local agent in May 2022 for a figure of £165,000.

We were informed by the owner that offers were received of £160,000-£165,000.

The owner approached Oliver James as having looked around the market she felt the property may have been under-valued by the current Estate Agent.

After an internal inspection, i advised the owner that the minimum i would accept on this property would be £180,000 and i felt it was marketed too cheap.

The local agent was dis-instructed and Oliver James re-launched the property implementing a specific marketing campaign at offers over £180,000.

After 8 days and 5 viewings on the property, two offers were received over the £180,000 price and an offer was accepted making this home Sold subject to contract at over £15,000 more than previously valued and advertised by another local Estate Agent.
