These stats are what the asking price was, what the sold price was, how many viewings there were and finally how long until the house went under offer. today we review the month of july

A busy month for completions, with 11 new members of the Sold Club.ย 

Lets start with the biggest, On Cadishead Moss is Ellesmere Farm. Previously marketed for a lower price by another agent for many months, I implanted a bespoke marketing plan and we found a buyer from down South.ย 

Advertised at ยฃ700,000 this one finally completed for ยฃ715,000 after 4ย viewings and just 6 days on the market.

I showed a lady round this property and we knew within the first minute this was the house for her it was 10 Newlands Ave, Irlam โ€“ Corner plot two bedroomย 

Bungalow this one was on the market for 14ย days and advertised at ยฃ250,000. After 5 viewings an offer of ยฃ245,000 was accepted.

17 Astley Road- We had trials and tribulations with this one with a sale falling through after it being re-advertised we agreed a sale after 6 days with 6 viewings with a full asking price offer of ยฃ200,000ย 

being agreed to a lovely young couple.

The ever popular Hayes Rd development, this was a 3 bed mid town house on roseway ave and a record price ofย ยฃ216,000 was agreed after a little bidding war going up 16000 from the initial asking price of 200000ย all this happened in 3 days after 4 viewings.

23 Leyland Ave โ€“ stunning extended four bedroom semi detached, launched on our Christmas eve using our do not disturb campaign this one went under offer 3 days later after 11 viewings.ย 

Originally agreed at full asking price of 350k a slight reduction had to be given following the survey and a final price of 346,000 was completed on.

Lyndhurst Ave - Three bedroom semi for offers over 210,000. This one took one month and a price of 212,000 was agreed after 13 viewings.

Hollins Green anybody? This was a two bedroom semi in need of some modernisation Onย 

mnachester rd. Advertised at 190,000 a price of 192,000 was agreed after 17 viewings and 9 days on the market.

The very sought after Broadway, this was number 51 and was an extended 4 bed semi, a full asking price was agreed of 350,000 but after a lot of back and forth with surveyors. a final price of 340,000 was negotiated.

This was on the market for 15 days and we had 11 viewings.

55 Lancaster Rd, Cadishead. Nice corner plot semi, Price marketed for was 210,000 and we agreed full asking price after 15 days and 11 viewings.

First time buyers dreams, over looking the boat house and old river. 69 Townsgate way, twoย 

bedroom apartment advertised for 135k and a price of 135k was agreed after 7 days on the market

A perfect starter and Last up is 82 Dean Rd a one bed flat this one took 4 weeks, 6 viewings and anย 

offer of 95,000 was accepted from the 100,000 asking price.ย
