Unfortunately the surveyor didnโt agree and was down valued to ยฃ375,000 โ Our job as agents is always to try and achieve more, A final price of ยฃ382,500 was agreed which was the half way point between the surveyors value of 375 and the first agreed price of 390,000. It took 6 days before this house went under offer.

This was marketed at 220,000 and we had just the person for this property and after a call out to some hot buyers. 5 viewings were booked in straight away with two people offering. The final price that was agreed was ยฃ232,000, ยฃ12,000 over asking price. This was achieved after 5 days on the market.
13 Allenby Road โ this was a great size and well decorated home, Put on the market for ยฃ250,000 and in just 3 days a price of ยฃ247,000 was accepted. With 3 viewings.
Another bungalow this one was 22 Parkstone Rd, big corner plot, Put on the market shortly before Christmas, a long completion. It had 11 viewings on this one with ยฃ5000 over asking price being achieved at a total of ยฃ225,000 after 11 weeks on the market.
Heading over to Hollins Green, onto School lane, this is the 1st of 2 sales this month on this road. The first one is number 28, open aspect views to the rear. This was advertised at ยฃ300,000 and after working our database 6 viewings were booked in and after 4 days an offer of ยฃ310,000 was accepted.
Staying on School Lane, this one is number 41. Corner plot semi detached. Advertised at ยฃ325,000 a price of ยฃ317,000 was agreed after 2 weeks and 4 viewngs.
Back over to Irlam, down ferryhill and onto Eldon Road. This lovely home was a 3 bed mid terrace on the market for ยฃ200000, there were 13 viewings within the first few days. It went for 7000 over askingย at ยฃ207,000 in just 4 days.
Onto Broadway now, turning left onto Langford Drive. A corner plot three bedroom semi, marketed for ยฃ280,000, there were 11 viewings and after 6 weeks it went for ยฃ2000 over asking price.
And last but not least we finish in Cadishead on Lords St, Small two bedroom Bungalow, a hard one to sell. It took 11 weeks to agree a sale, advertised for ยฃ190,000, this one went for ยฃ185,000 after 10 viewings.
